Project Overview
The Bolles School sought proposals for a new three-story, 45,000 GSF Center for Innovation on its San Jose Campus in Jacksonville, Florida, with a construction budget of $15.5 million. The facility was planned to house general assembly and educational spaces across all three floors, with site clearing and preparation required ahead of construction. Delivered through a construction management at risk model, the project required a compelling visual package to differentiate the pursuing team. PRESWERX supported the client's pursuit with renderings, animations, and a film that brought the unbuilt facility to life for the owner's review panel.

Client Challenges
The client needed to convey the vision and quality of a new innovation center to a private school owner evaluating competing teams on both qualifications and approach:
Helping a discerning private school owner visualize a three-story facility that did not yet exist, at a level of quality that matched the school's brand and reputation.
Differentiating the team's approach in a CMAR selection process where multiple qualified firms were competing on fee, general conditions, and demonstrated understanding of the project.
Creating multi-format visual content that could serve the proposal, presentation, and broader marketing needs of the pursuit.
The client needed pursuit visuals that reflected the sophistication of the owner and the character of the project.

Scope of Work
PRESWERX produced renderings, animations, and a film for the client's pursuit of The Bolles School Center for Innovation. The renderings visualized the three-story building's exterior and key interior spaces, giving the owner a precise, detailed picture of the finished facility. The animations added motion and depth, allowing the owner to experience the building's scale and flow in ways static images could not. The film brought the full visual package together into a cohesive narrative. Taken together, the deliverables gave the client a professionally produced, multi-format visual suite purpose-built for a high-visibility private school pursuit.

PRESWERX Approach
PRESWERX treated the visual package as a single, unified story rather than three separate deliverables, ensuring the renderings, animations, and film reinforced one another throughout the pursuit.
Developed renderings that captured the building's architectural character and the quality of its educational spaces, reflecting the standards a private school owner would expect.
Produced animations that conveyed the building's massing, entry sequence, and interior flow, giving the owner a sense of the experience the finished facility would create.
Assembled a film that wove the visual assets into a narrative, presenting the client's approach and the project's potential in a format suited for both presentation and leave-behind use.
The result was a cohesive visual package that positioned the client as a team that understood what The Bolles School was building and why it mattered.
Results Delivered
PRESWERX delivered a complete visual package that gave the client professionally produced, ready-to-use pursuit materials for a competitive CMAR selection.
Renderings provided the owner with a detailed, high-quality view of the finished building, establishing confidence in the design quality and the client's level of preparation.
Animations conveyed the building's scale and spatial experience, adding a dimension to the pursuit materials that static imagery alone could not provide.
The film unified the visual content into a single, compelling narrative that the client could deploy across the proposal, interview, and broader marketing context.
The client entered the Bolles selection process with a polished, multi-format visual package that demonstrated a thorough understanding of the project and a standard of presentation quality befitting a leading private school.
