Project Overview

Tampa Preparatory School pursued a $20 million new science building on its downtown Tampa campus, situated along the Hillsborough River just north of the University of Tampa. The project encompassed a new four-story, 30,000 GSF educational building along with the renovation of approximately 15,000 square feet across the first and second floors of the existing classroom building. Site improvements included utility upgrades, parking and driveway reconfiguration, stormwater retention, and new hardscape, landscape, and irrigation. Building on a constrained urban campus in an architecturally distinctive neighborhood required a team with the design-build capability and campus fluency to deliver a facility the school community would be proud of for decades. The client engaged PRESWERX to develop renderings, animations, and a coached live presentation for the competitive pursuit.

Client Challenges

Adding a four-story building to a tight urban campus while simultaneously renovating occupied classroom space presented a set of challenges that required both construction precision and institutional sensitivity: 

  • Visualizing a new building that would feel architecturally cohesive with an established private school campus situated in one of Tampa's most distinctive urban corridors, alongside the Hillsborough River. 

  • Communicating the team's ability to manage simultaneous new construction and occupied building renovation on a constrained site without disrupting an active school community. 

  • Demonstrating design-build expertise relevant to an independent school owner whose board and stakeholders would be evaluating the team's vision for the campus, not just their construction credentials. 

  • Delivering a presentation that matched the standards of a school known for academic excellence and that held its facilities to the same standard. 

The pursuit called for a team that could speak to Tampa Prep's campus identity as fluently as it spoke to construction methodology.

Scope of Work

PRESWERX developed a full visual and presentation package for the Tampa Preparatory School New Science Building pursuit. The team produced high-fidelity architectural renderings that brought the new four-story building to life within its riverfront campus context, capturing both the architectural quality of the design and the building's relationship to the existing campus fabric. Animated sequences gave the school's leadership a dynamic view of the completed facility and key interior spaces, reinforcing the design intent and the team's commitment to delivering a building worthy of Tampa Prep's academic reputation. PRESWERX then built and coached the live presentation, preparing the team to speak to the school's identity, campus priorities, and the specific construction approach for a project combining new construction with occupied renovation.

PRESWERX Approach

PRESWERX approached the pursuit around the audience making the decision: a school board and leadership team investing in a landmark academic facility for a community that cares deeply about the quality of its campus. 

  • Developed renderings that emphasized the building's urban riverfront setting and campus integration, making the new science building feel like a natural and distinguished addition to the Tampa Prep environment. 

  • Produced animations focused on key educational spaces within the science building, giving the school's decision-makers a vivid sense of what students would experience inside the finished facility. 

  • Coached the team to frame construction sequencing and occupied renovation management around the school calendar and student experience, connecting methodology to outcomes the board genuinely cared about. 

The result was a pursuit package that positioned the client as a team that understood what Tampa Prep was building, not just what it was procuring.

Results Delivered

PRESWERX delivered a complete visual and presentation package for a $20 million urban campus expansion at one of Tampa's most respected independent schools. 

  • Architectural renderings gave Tampa Prep's leadership a compelling, siteaccurate image of the new science building within the riverfront campus, building confidence in the design quality and campus fit the team intended to deliver. 

  • Animated sequences brought the building's interior academic spaces to life, helping the school's board and stakeholders envision the student experience the new facility would create. 

  • Presentation coaching prepared the team to speak with equal authority about design vision, construction management on an occupied campus, and the school community values driving the project. 

The client entered the selection fully prepared, with a pursuit package that reflected the same level of care and ambition Tampa Preparatory School was putting into this building.
