Project Overview

The South Broad District Ballpark was a major civic and athletic facility development for the City of Chattanooga, Tennessee. Designed as the permanent home of the Chattanooga Lookouts, a Minor League Baseball affiliate, the venue was planned to seat approximately 7,000 fans for baseball and accommodate larger crowds for concerts, community events, and other sporting competitions. The project was required to meet Major League Baseball's official Facility Standards for Professional Development Leagues. Sited on the historic former US Pipe and Foundry property adjacent to the Tennessee Riverwalk, the design incorporated the landmark Pattern Shop building as a defining architectural element. PRESWERX supported the pursuit with a full suite of proposal, visual storytelling, and presentation services.

Client Challenges

Pursuing a high-profile civic stadium project required the client to communicate a complex, multi-use vision to a demanding public owner. The team faced several key hurdles:

  • Translating a large, mixed-use venue concept into a clear, cohesive narrative for non-technical evaluators

  • Visualizing a design that integrated an existing historic structure alongside new construction

  • Differentiating the team in a competitive public procurement process

  • Preparing the client's interview team for a live presentation before a municipal selection panel

With significant public interest in the project and MLB standards to meet, the stakes demanded more than a standard submission package.

Scope of Work

PRESWERX delivered a comprehensive pursuit package spanning written, visual, and coaching support. The team produced a fully developed proposal document tailored to the City of Chattanooga's requirements, along with a polished interview presentation built around the project's civic and athletic mission. High-quality renderings brought the ballpark's design to life, capturing the integration of the historic Pattern Shop building and the site's relationship to the Tennessee Riverwalk. Animations and a project film added dimension and momentum to the overall story, while dedicated presentation coaching prepared the client's team to deliver their narrative with precision and confidence in front of the evaluation panel.

PRESWERX Approach

PRESWERX approached the South Broad District Ballpark pursuit as a unified storytelling challenge, building every deliverable around a single, consistent narrative thread. The team worked to connect the project's civic significance, historic context, and operational ambitions into a compelling case for the client's qualifications.

  • Developed proposal content that addressed MLB Facility Standards while communicating the venue's community-facing mission to a general public audience

  • Produced renderings and animations that highlighted the Pattern Shop building's integration and the site's connection to the Tennessee Riverwalk

  • Coached the client's interview team on delivering a clear, confident narrative under evaluation conditions

Every piece of the package was built to reinforce the same story, from the first page of the proposal to the final question in the interview room.

Results Delivered

PRESWERX delivered a complete pursuit package held to a high standard of visual quality and narrative consistency, with each element purpose-built to support the client's case in a competitive public selection.

  • The proposal clearly framed the project's civic and baseball-specific requirements, giving evaluators a straightforward path through a complex, multi-use scope

  • Renderings and animations gave decision-makers a vivid, accurate picture of the finished ballpark and its relationship to the surrounding historic fabric before a shovel hit the ground

  • Presentation coaching sharpened the team's live delivery, ensuring their performance in the room matched the quality of the written and visual materials

The client entered the selection fully prepared, with a consistent, confident story across every format and touchpoint.
