Project Overview

Seminole County sought a Construction Manager-at-Risk for the Rosenwald Community Property Development, a multi-phase civic initiative on a 12-acre historic site in the Winnwood/East Altamonte community near Sanford, Florida. The project encompassed a community center with an array of outdoor amenities, including a fishing pier, dock and boardwalk, pavilions, modified entry roads, updated parking, and ancillary buildings for county and community services. The site carried both historical significance and community expectations, making the pursuit highly competitive. Ovation Construction engaged PRESWERX to develop a compelling proposal, design a polished selection presentation, and deliver focused coaching to prepare the team for the live interview.

Client Challenges

Pursuing a high-visibility public project on a historically significant site demanded more than a well-organized submission. The client faced several interconnected challenges:

  • Translating a complex, multi-phase scope into a cohesive story that resonated with county commissioners and community stakeholders

  • Differentiating the team in a competitive CMAR field where multiple firms could credibly claim relevant experience

  • Conveying responsiveness to community values and historical context without overpromising on a project still in early development

  • Preparing for a live selection interview with a panel that included public officials, A/E consultants, and community representatives

Each of these challenges required PRESWERX to help the client's team speak clearly and confidently about both technical capability and community commitment.

Scope of Work

PRESWERX delivered an integrated pursuit package that spanned written, visual, and coaching disciplines. The team produced a fully crafted written proposal tailored to Seminole County's evaluation criteria, with narrative content that connected the client's CMAR experience to the specific demands of phased community development. PRESWERX also designed and built the selection presentation, structuring the flow to move the panel from project understanding to team confidence. In parallel, PRESWERX provided hands-on presentation coaching, working directly with the project team to sharpen delivery, align messaging across speakers, and anticipate panel questions.
