Project Overview
Polk State College pursued the renovation and remodel of its Winter Haven Fine Arts Building, a 75,000-square-foot facility housing the college's fine arts programs, gallery, theater, classrooms, laboratories, and academic support spaces. The $17 million project, delivered under a Construction Management at Risk model with a Guaranteed Maximum Price, aimed to reconfigure existing spaces for operational and instructional efficiency and replace building infrastructure and systems beyond their useful life. The client served as construction manager and needed a pursuit package to support its qualifications response. PRESWERX partnered with the client's team to develop the full suite of visual and presentation assets for the selection.

Client Challenges
The client needed to demonstrate the expertise and approach required to renovate a fully operational fine arts building on an active college campus without disrupting ongoing programs:
Communicating a complex renovation scope, covering the reconfiguration of fine arts, gallery, theater, classroom, and laboratory spaces, as a coherent operational and instructional improvement.
Visualizing a modernized facility that retained the building's existing footprint while demonstrating meaningful upgrades to the campus learning environment.
Preparing the client's team to deliver a well-structured qualifications presentation to a college owner seeking a Construction Management at Risk partner for a $17 million renovation.
Together, these challenges required a pursuit approach that projected both technical capability and a genuine understanding of the college's instructional priorities.

Scope of Work
PRESWERX produced a comprehensive pursuit package for the Polk State College Performance Art Center Renovation, including architectural renderings, animations, and presentation coaching. The renderings illustrated the renovated building's updated character, capturing the transformation of the Fine Arts Building from an aging facility into a modern teaching and learning environment. The animations conveyed the scope and spatial logic of the renovation in a format suited for a college qualifications presentation. PRESWERX also developed the client's presentation materials and coached the team directly, sharpening their delivery and ensuring the narrative aligned with the college's instructional priorities.

PRESWERX Approach
PRESWERX built the pursuit package around the college's instructional mission, framing the renovation as a functional and educational transformation rather than a standard construction project.
Developed renderings that showed the building's updated character and communicated the improvement from an aging facility to a modern fine arts learning environment.
Produced animations that illustrated the reconfiguration of the building's program, conveying how the renovated spaces would support operational efficiency and instructional use.
Coached the client's presenters to deliver a narrative that connected construction management expertise to the specific operational and academic needs of Polk State College.
The work gave the client a pursuit package that addressed the college's priorities as clearly as it demonstrated the team's construction credentials.
Results Delivered
PRESWERX delivered a full pursuit package built to the standard a college-level construction management qualifications selection demands.
Renderings gave Polk State College a concrete visual reference for the renovated Fine Arts Building's updated character and modernized learning environment.
Animations communicated the reconfiguration of the building's program in a dynamic format that made the scope of the renovation legible to a college owner audience.
Presentation coaching gave the client's team the delivery clarity and narrative structure needed to present a technically complex renovation under a CM at Risk format with confidence.
The client's team entered the selection with a complete, well-rehearsed package aligned to the college's operational and instructional goals.
