Project Overview
The Northside Braselton Medical Office Building involved construction of a new two story core and shell facility spanning approximately 44,695 gross square feet in Braselton, Georgia. The building was planned to house a potential ambulatory surgery center, including three operating rooms, a procedure room, a satellite pharmacy, and sterile processing, on the first level, along with four to five medical office suites on the second level. The project formed Phase II of the Riverstone Medical Development, sited on 3.505 acres beside an existing medical office building slated for exterior renovations. The client needed a compelling proposal to compete for the pursuit and turned to PRESWERX to develop it.

Client Challenges
Pursuing a two building medical campus project with contingent program elements created a complex proposal challenge:
Presenting a building program that hinged on pending Certificate of Need approval for the ambulatory surgery center.
Demonstrating experience relevant to both new construction and the adjacent building's exterior renovation.
Conveying scope, budget, and schedule for tenant build outs that were not yet finalized.
These variables demanded a proposal structured to address uncertainty with confidence.

Scope of Work
PRESWERX developed the written proposal submitted in response to the request for the Northside Braselton Medical Office Building pursuit. The proposal addressed the full scope of the project, from core and shell construction of the new two story building to the potential build out of the ambulatory surgery center and medical office suites. It presented the client's approach to sequencing the new construction alongside the exterior renovation of the adjacent medical office building, including the shared connecting canopy. The proposal also outlined relevant project experience, staffing, schedule, and budget approach tailored to the Riverstone Medical Development's Phase II requirements.
