Project Overview
The Vizcaya Station Mixed-Use Development was a significant public-private partnership opportunity in Miami, Florida. Proposed on a 2.5-acre parcel adjacent to Miami-Dade County Transit's Vizcaya Metrorail Station, the program encompassed 209 workforce housing units, 15,000 square feet of office space, 2,600 square feet of retail, and a 126,000-square-foot parking garage. Structured as a long-term ground lease with the County, the procurement attracted seven competing development teams. The client engaged PRESWERX to deliver a full pursuit package, including proposal writing, architectural renderings, animations, films, a formal presentation, and coaching to prepare the team for the live selection.

Client Challenges
The client needed to communicate a dense, mixed-use program as a compelling community investment to a public-sector owner, with six other teams making the same case:
Visualizing a multi-story mixed-use development before a single shovel touched the ground
Differentiating the workforce housing story in a competitive field of seven qualified respondents
Aligning the proposal narrative, visual content, and live interview into one cohesive submission
Preparing individual presenters to perform consistently and confidently under selection-day pressure
Separately strong components would not be sufficient. Every element of the submission had to reinforce a single, unified message.

Scope of Work
PRESWERX delivered a comprehensive pursuit package built around the specific demands of a public-sector P3 competition. The team produced a written proposal that framed the client's workforce housing program as a long-term community investment, supported by high-quality architectural renderings that conveyed the scale and livability of the proposed development. Animations and films brought the site to life, giving selection committee members a clear visual of the finished project before construction began. PRESWERX also built and delivered a formal presentation deck and provided hands-on coaching to prepare the client's team for the live interview and question-and-answer phase.
