Project Overview
The Lowell Community Charter Public School Athletic and Communication Center was a new $19.5 million facility developed on an acquired property at 279-338 Middlesex Street in Lowell, Massachusetts. The project encompassed a single detached building housing a gymnasium, performing arts spaces, a stage with associated support areas, and adjoining outdoor play areas, all constructed utilizing a Pre-Engineered Metal Building system. Serving a school of 815 students across grades PK-8, the project required a Construction Manager to collaborate closely with the architect and owner through the Design Development and Construction Documents phases. PRESWERX supported the client's pursuit with a full suite of proposal, presentation, and visual communication services.

Client Challenges
The client faced the challenge of communicating a technically complex, multi-phase pursuit to a school-based owner with a formal selection process:
Translating a Pre-Engineered Metal Building scope into a compelling, owner-friendly narrative
Visualizing a new facility on an undeveloped site before any construction had begun
Differentiating the team's pre-construction coordination approach in a competitive field
Preparing to engage a School Building Committee in a structured selection process
Success required the client's team to be technically precise and visually persuasive at the same time.

Scope of Work
PRESWERX produced a full pursuit package tailored to the school's selection process. The team developed a complete proposal document that organized the client's pre-construction methodology and PEMB coordination approach into a clear, reviewable submission. Renderings and animations brought the new gymnasium and performing arts facility to life on a site the owner had not yet seen developed. A presentation deck translated the proposal narrative into a format suited for delivery to the School Building Committee. PRESWERX also provided films and presentation coaching to prepare the client's team for a live selection interview with confidence and consistency.

PRESWERX Approach
PRESWERX treated the pursuit as a storytelling challenge rooted in the owner's context. A charter school building committee is a non-traditional audience, and every deliverable was calibrated to that reality:
Renderings grounded the PEMB structure in the school's neighborhood context, giving the committee a concrete picture of the finished facility
Animations and films demonstrated how the gymnasium and performing arts spaces would function and flow together
Presentation coaching aligned the client's team on a unified message before the live selection, sharpening delivery and building confidence
The result was a client team that entered the room with a complete, polished story and the tools to tell it.
Results Delivered
PRESWERX delivered a coordinated pursuit package built to the standards of a competitive public school selection. Every piece served a specific purpose:
The proposal gave the School Building Committee a clear view of the client's pre-construction process and PEMB expertise
Renderings, animations, and films made the unbuilt facility tangible and memorable for a non-technical owner audience
Presentation coaching ensured the client's team delivered their narrative with consistency, focus, and conviction
The client entered the selection process fully prepared, with a cohesive visual and verbal story that reflected both their technical capability and their understanding of the school's vision.
