Project Overview

Link Logistics pursued two major industrial development sites in the Miami area, representing a combined $700 million investment in South Florida's logistics and creative economy infrastructure. The Sycamore Logistics Center in Medley comprised a 310,456-square-foot, two-warehouse complex on an 18-acre site. The Calder Site in Miami Gardens was a far larger undertaking: a 2.3 million-square-foot mixed-use development encompassing warehouses, distribution facilities, and a creative campus including radio, film and television studios, and music production spaces, planned across two construction phases with final completion targeted for 2025. The client engaged PRESWERX to build and coach the live selection presentation for this landmark pursuit.

Client Challenges

Pursuing two large, architecturally distinct sites under a single owner created a presentation challenge that went well beyond summarizing qualifications: 

  • Telling a coherent story across two very different project types, from straightforward logistics warehousing to a complex mixed-use creative campus, without losing focus or clarity. 

  • Communicating the capacity to manage a $700 million, multi-phase, multi-site program in a market as competitive and supply-constrained as South Florida.

  •  Demonstrating fluency with the Calder Site's unique program mix, where industrial construction expertise had to coexist credibly with specialized media and entertainment facility requirements. 

  • Delivering a presentation polished enough to match the scale and ambition of the owner's vision for what these two sites would become. 

The presentation needed to make a private developer with a bold, complex program feel completely confident in the team standing in front of them.

Scope of Work

PRESWERX built and coached the live selection presentation for the Link Calder Site and Sycamore Site pursuit. The team developed a presentation structure that moved the owner logically through both projects, establishing the client's large-scale logistics and industrial credentials before addressing the more complex demands of the Calder creative campus. PRESWERX crafted the narrative to make the breadth of scope feel like proof of capability rather than a liability. Coaching sessions then prepared each team member to deliver their section with precision, handle evaluator questions about the more specialized program elements, and present as a unified team ready to take on one of South Florida's most distinctive development projects.

PRESWERX structured the presentation around the owner's investment thesis: that these two sites, different as they were, represented a single bet on South Florida's future. The team built the narrative to honor that vision while keeping the client's qualifications front and center. 

  • Sequenced the presentation to establish industrial and logistics credibility first, then transition into the Calder Site's mixed-use complexity as a natural extension of that proven track record. 

  • Developed talking points that addressed the Calder Site's studio and media production components specifically, equipping the team to speak to specialized requirements without overreaching. 

  • Coached presenters through scenario-based rehearsals targeting the questions most likely to arise around phasing, market risk, and the team's experience with mixed-use programs at this scale. 

The result was a presentation that handled the complexity of the pursuit head-on, turning a wide scope into a demonstration of the team's range and depth.
