Project Overview

Lee Health pursued a $10.4 million expansion of its Outpatient Center at Surfside in Cape Coral, Florida, adding approximately 15,321 square feet of finished clinical space to the existing facility along with expanded surface parking to support increased patient volume. The project required a construction team with the precision and sensitivity to work adjacent to an active outpatient healthcare environment while delivering a seamless addition that matched the quality and character of the existing building. The client engaged PRESWERX to develop renderings, animations, and a coached live presentation to support the competitive selection.

Client Challenges

Expanding an active outpatient facility presented a set of pursuit challenges where healthcare construction fluency and presentation quality were both on the line: 

  • Demonstrating the ability to execute an addition to an occupied outpatient center without disrupting patient care, staff workflows, or the operational rhythm of a busy clinical environment. 

  • Visualizing a finished expansion that would feel like a natural, cohesive extension of the existing facility rather than an afterthought, before any construction had begun. 

  • Conveying the team's specific experience with healthcare construction in Southwest Florida, where Lee Health's standards and operational expectations were well known. 

  • Delivering a polished live presentation that gave the owner confidence in both the team's technical capability and their understanding of what it means to build inside a working hospital system. 

The pursuit required materials that made a careful, patient-first approach feel as credible as the construction resume behind it.

Scope of Work

PRESWERX developed a visual and presentation package for the Lee Health Outpatient Center at Surfside Expansion pursuit. The team produced high-fidelity architectural renderings that showed the completed addition integrated naturally into the existing facility, giving Lee Health a clear picture of the finished product before construction began. Animated sequences brought the expansion to life, illustrating how the new square footage would connect to and complement the existing outpatient center. PRESWERX then built and coached the live presentation, working with the client team to structure a narrative centered on healthcare construction experience, phasing sensitivity, and the specific demands of the Cape Coral site.

  • Designed renderings and animations to emphasize continuity between the existing facility and the new addition, reinforcing the team's commitment to delivering an expansion that felt purposefully designed rather than bolted on.

  • Structured the presentation narrative around phasing, infection control, and patient safety protocols, directly addressing the concerns a healthcare owner evaluates most carefully in an active-facility expansion. 

  • Coached the team to speak to Lee Health's specific operational culture and standards, making their healthcare fluency visible in both the prepared remarks and the question-and-answer exchange. 

The result was a pursuit package that communicated exactly what a healthcare owner needs to hear before handing over space adjacent to its patients.

  • Architectural renderings gave Lee Health a compelling, accurate image of the completed expansion integrated with the existing Surfside facility, building visual confidence in the team's design and construction intent.

  • Presentation coaching prepared the team to lead with patient safety and operational continuity, matching their delivery to the priorities of a health system that cannot afford construction disruptions. 

The client entered the selection with materials and a delivery approach that reflected the care Lee Health expected from any contractor working inside its facilities.
