Project Overview

Manatee County pursued a $5.5 million comprehensive improvement project at the Kingfish Boat Ramp in Holmes Beach, Florida, transforming an existing waterfront access facility into a fully upgraded public amenity on Anna Maria Sound. The project encompassed a new four-lane concrete boat ramp with finger docks, replacement of the existing seawall with sheet pile and concrete construction, expanded docking for fishing, viewing, and staging along the seawall frontage, parking lot reconfiguration with concrete paving, and a complete stormwater management system including swales and retention ponds. Environmental sensitivity was central to the design, with existing seagrasses identified and required to be protected throughout construction. The client engaged PRESWERX to develop renderings, animations, and a coached live presentation for the competitive pursuit.

Client Challenges

Competing for a waterfront public works project in a sensitive coastal environment created a distinct set of challenges where environmental stewardship and construction capability had to be demonstrated together: 

  • Visualizing a multi-component marine and civil improvement project, spanning ramp construction, seawall replacement, dock expansion, and stormwater management, as a finished, community-ready facility on Anna Maria Sound. 

  • Demonstrating the technical capacity to execute marine construction, sheet pile seawall installation, and ramp work within an active coastal environment with documented seagrass beds requiring protection. 

  • Communicating the project's community value to a public owner evaluating both construction competence and sensitivity to the environmental and recreational character of Holmes Beach. 

  • Delivering a presentation polished enough to reflect the quality Manatee County expected from a contractor improving one of its public waterfront access points. 

The pursuit required materials that could show a county owner both what the finished facility would look like and how the team would protect the environment getting there.

Scope of Work

PRESWERX developed a visual and presentation package for the Kingfish Boat Ramp pursuit. The team produced high-fidelity architectural renderings that brought the completed facility to life, showing the four-lane ramp, new seawall, expanded dock system, and improved parking and landscaping within their Anna Maria Sound setting. Animated sequences gave Manatee County a dynamic view of the finished project, capturing the waterfront character and public amenity quality of the improved facility. PRESWERX then built and coached the live presentation, helping the team structure a narrative that balanced marine construction expertise with the environmental care and community focus the county was looking for in a project of this visibility.

PRESWERX Approach

PRESWERX built the visual and presentation strategy around the finished experience the community would have at this facility, not just the construction work required to get there. 

  • Developed renderings that captured the waterfront setting and public amenity quality of the improved boat ramp, giving Manatee County evaluators a clear sense of what the community would gain from the investment. 

  • Produced animations that moved through the facility from arrival through launch, emphasizing the ramp lanes, dock system, and seawall frontage in a way that made the scope feel cohesive and purposeful. 

  • Coached the team to address environmental protection and seagrass protocols directly in the presentation, positioning their approach to sensitive coastal construction as a demonstration of care, not just compliance. 

The result was a pursuit package that made the client's technical capability and community investment feel equally visible to the evaluation panel.

Results Delivered

PRESWERX delivered a complete visual and presentation package for a public waterfront improvement project in one of Manatee County's most visible coastal communities. 

  • Renderings gave evaluators a compelling, site-accurate image of the completed Kingfish facility, from the four-lane ramp and finger docks to the improved parking, seawall, and landscaping along Anna Maria Sound. 

  • Animated sequences brought the project's waterfront character to life, communicating the community value of the improvements in a way that static imagery alone could not capture. 

  • Presentation coaching prepared the team to speak confidently about marine construction methods, environmental protection measures, and the project's meaning for Holmes Beach residents and boaters. 

The client entered the selection with materials that showed Manatee County exactly what they were building and exactly how carefully they planned to build it.
