Project Overview
The Greyhound Block Development was a mixed use, high rise project in downtown Denver, Colorado, valued at $350,000,000. The program encompassed two connected towers linked by a shared public plaza. A 25-story, 400-foot office tower delivered approximately 535,000 rentable square feet of speculative Class A office space above five levels of enclosed parking, along with ground floor retail and a double height lobby. A companion 37-story tower of equal height added 326 luxury residential units and 174 hotel rooms atop two levels of below grade parking. Given the scale and mixed program, the client needed a compelling way to present the vision, and PRESWERX provided presentation design and coaching support for the pursuit.

Client Challenges
Presenting a $350 million development with two distinct towers and three separate use types demanded a single, cohesive narrative:
Communicating an office tower, a residential tower, and a hotel component as one unified vision rather than three separate projects.
Conveying the scale and design quality of two 400-foot towers before a single foundation was poured.
Preparing the presenting team to speak with confidence in a competitive, high stakes selection setting.

Scope of Work
PRESWERX built a presentation package tailored to the Greyhound Block Development's dual tower program. The team developed a narrative structure that presented the office tower, residential tower, and hotel component as complementary pieces of one downtown Denver destination. Materials addressed the building's core statistics, including the 535,000 square foot office program, the 326 residential units, and the 174 hotel rooms, translating technical specifications into a clear story for reviewers. PRESWERX also provided presentation coaching, working directly with the client's team to refine delivery, pacing, and messaging ahead of the selection presentation.
