Project Overview

The City of Jacksonville Downtown Investment Authority pursued the development of a $150 million mixed-use urban project on a key downtown site along Bay Street. The project sought to unlock the development potential of a civic-oriented property, delivering a design that promoted an active downtown, enhanced quality of life, and brought the site to its highest and best use. The scope called for a developer to design, build, finance, and deliver the project in full. The client served as developer and required compelling visual content to support its response to the competitive solicitation. PRESWERX produced the renderings and animations that anchored the client's submission.

The client needed to present a large-scale, civic-minded mixed-use development to a public authority evaluating competing visions for one of downtown Jacksonville's most significant sites: 

  • Communicating a $150 million urban development vision in a way that resonated with a public owner prioritizing civic activation and long-term tax revenue generation. 

  • Visualizing design quality and the project's potential to transform a downtown site before development documents were complete. 

  • Differentiating the client's vision in a competitive developer selection where every team was pitching its own interpretation of the same site. 

Together, these challenges required visual assets that could carry the weight of a transformative civic investment and make the client's concept stand apart.

Scope of Work

PRESWERX produced architectural renderings and animations for the Ford on Bay development pursuit. The renderings illustrated the project's exterior design and its relationship to the surrounding downtown Jacksonville context, capturing the scale and civic presence the Downtown Investment Authority was looking for in a $150 million mixed-use development. The animations brought the project's massing, street activation, and architectural character to life in a dynamic format suited for a competitive developer presentation. Together, the deliverables gave the client's team a polished visual package that translated an early-stage development vision into a clear and persuasive proposal.
