Project Overview
Fairborn City School District's Segment II program called for the design and construction of a new middle school serving grades 5 through 9 in Fairborn, Ohio. The building spanned nearly 148,000 square feet and was designed to accommodate 1,063 students on a site adjacent to the recently completed Fairborn High School. The project pursued LEED Silver certification and incorporated a 7,528-square-foot storm shelter into the building program, reflecting the district's commitment to student safety. Delivered through a Construction Manager at Risk model, the project carried a total value of approximately $50.8 million. PRESWERX supported the client's pursuit by developing the proposal package for this competitive selection.

Client Challenges
The client faced a competitive pursuit with a technically complex building program. The submission needed to address several distinct challenges:
Communicating a large, multi-component scope (including LEED Silver requirements and an integrated storm shelter) as a single, cohesive story
Differentiating the team from other experienced firms pursuing the same work
Presenting qualifications in a way that aligned directly with the district's priorities for safety, sustainability, and student experience
Together, these challenges called for a proposal that was both strategically organized and written to resonate with a public school district owner.

Scope of Work
PRESWERX developed the full proposal package for the client's pursuit of this new middle school facility. The work included organizing and presenting the team's qualifications in direct response to the district's program requirements, with focused attention on the project's sustainability goals, storm shelter integration, and the demands of serving a student population of over 1,000 in a Construction Manager at Risk delivery. PRESWERX crafted narrative sections that connected the client's relevant experience to the specific complexity of this building type and procurement model, producing a complete submission-ready package tailored to the Fairborn City School District's expectations.

PRESWERX Approach
PRESWERX approached this pursuit as a strategic storytelling challenge, organizing the proposal around the district's most critical priorities. The team:
Analyzed the procurement requirements and shaped the narrative to address the district's specific emphasis on student safety (storm shelter) and sustainability (LEED Silver)
Structured the client's qualifications to highlight directly relevant K-12 experience and CMAR delivery expertise
Crafted clear, readable copy that translated a technically complex scope into a compelling and accessible submission for a district owner audience
The result was a proposal that presented the client's team as well-prepared, well-qualified, and closely aligned with the district's goals.
Results Delivered
PRESWERX delivered a complete, submission-ready proposal package that met the district's requirements and presented the client's qualifications at a high standard. Key outcomes included:
Narrative content that directly tied the client's experience to the district's priorities around safety, sustainability, and program complexity
A clearly structured proposal that gave district reviewers a coherent view of the team's CMAR capabilities and relevant project history
A final package that positioned the client with a well-reasoned, well-organized case heading into the selection process
The client entered the selection prepared and confident, backed by a proposal that clearly articulated the team's qualifications and commitment to the district's vision.
