Project Overview

Landmark Construction pursued the Ethel Phillips Elementary School Campus Renewal Project, a $119 million modernization effort commissioned by the Sacramento City Unified School District in Sacramento, California. The project called for a full campus renewal with construction phased carefully to keep the school fully operational throughout the process, including at the start of the 2025-2026 academic year. Managing a live educational environment while delivering complex, multi-building construction required precise logistics, an airtight phasing strategy, and a compelling communication plan to convey the team's readiness to the District. PRESWERX supported the client's pursuit with proposal development, presentation design, presentation coaching, renderings, animations, and film production.

Pursuing a large, occupied campus modernization required the client to demonstrate operational precision and stakeholder sensitivity at every turn:

  • Communicating a sophisticated phasing plan for a fully occupied school site to a District audience with high expectations for continuity of educational programming

  • Differentiating the team's qualifications in a competitive selection by drawing clear connections to relevant prior experience on comparable occupied campus projects

  • Translating complex construction sequencing into visual narratives that non-technical decision-makers could evaluate with confidence

  • Preparing the team to present cohesively and persuasively under the pressure of a live interview format

Each of these challenges demanded a pursuit strategy built around clarity, credibility, and the ability to make a large, intricate project feel thoroughly planned and under control.

Scope of Work

PRESWERX delivered a full-service pursuit package tailored to the specific demands of an occupied campus renewal pursuit. The team developed a proposal that articulated the phasing approach and project logistics in a structured, evaluator-friendly format, drawing on the client's prior experience with comparable school modernization work. Renderings and animations brought the campus vision to life, allowing the District to visualize the finished environment before a single phase began. A short-form film highlighted the client's track record and approach to occupied-site delivery. Presentation design translated the technical plan into a clean, confident visual story, and coaching sessions prepared the client's team to deliver that story with precision and presence in the interview room.

PRESWERX Approach

PRESWERX approached this pursuit as a storytelling problem: the client had the experience and the plan, but the District needed to see and feel both before making their decision.

  • Framed the phasing narrative around the client's John Barrett Middle School modernization as a proof-of-concept, giving evaluators a tangible reference point for the team's occupied-campus capabilities

  • Developed renderings and animations that illustrated phasing logic visually, reducing cognitive load for non-construction audiences and reinforcing the client's attention to site safety and educational continuity

  • Coached the presentation team on delivery rhythm, message hierarchy, and handling anticipated questions from District staff and project management consultants

The result was a pursuit package where every element, from the written proposal to the final presentation, told a consistent, credible story about a team ready to handle one of the District's most complex and visible projects.
