Project Overview
Citadel Care Centers undertook the development of a new Senior Health Campus in North Miami Beach, Florida, with a total project value of $32,000,000. The campus encompassed two complementary buildings: a four-story, 115,000 SF skilled nursing facility featuring 60 beds, a nurse station, commercial kitchen, main dining, multipurpose room, beauty salon, hobby spaces, and administrative support; and a four-story, 60,000 SF dedicated memory care building. The client pursued the construction contract and engaged PRESWERX to support the pursuit with high-quality visual materials. PRESWERX delivered renderings and animations to communicate the scope and environment of both facilities to the owner.

Client Challenges
Presenting a two-building senior care campus to a specialized healthcare owner required the client to communicate distinct environments, a layered program, and the human quality of each care setting before construction began:
Conveying the scale and variety of a 175,000 SF two-building campus, from skilled nursing floors to a dedicated memory care environment, as a coherent whole.
Helping the owner visualize the residential warmth and operational functionality of spaces including dining, therapy, and amenity areas across both facilities.
Producing visuals strong enough to support a pursuit where the owner evaluates both construction capability and sensitivity to a specialized care environment.
The client needed imagery that could carry the weight of a complex, dual-building program and speak directly to a healthcare owner's exacting standards.

Scope of Work
PRESWERX delivered a focused visual package for the client's Citadel Care Centers pursuit. Renderings captured the exterior character of both buildings and the interior environments of the skilled nursing facility, including the dining room, multipurpose space, resident areas, and clinical support spaces. The memory care building received dedicated visual treatment to reflect the specialized design principles that define a quality memory care environment. Animations provided the owner with a dynamic view of the campus layout and the relationship between the two buildings, helping communicate scale and program flow across the full 175,000 SF site.
