Project Overview

Clark County School District sought a Construction Manager at Risk to replace the aging James Cashman Middle School in Las Vegas, Nevada. The new facility was planned as a 176,000 square foot, 1,500-student campus on an 18.28-acre site at the corner of West Desert Inn Road and Cameron Street. Construction was phased to proceed while the existing school remained fully occupied, requiring coordination of abatement, demolition, new athletic fields, courts, parking, and utility work. The client engaged PRESWERX to develop the full pursuit package, including a proposal, presentation materials, renderings, animations, and film content.

Client Challenges

Replacing a functioning middle school without displacing students required the client to present a credible, sequenced plan to a public owner:

  • Communicating a complex, phased construction approach as a unified, low-disruption story

  • Demonstrating the capacity to manage demolition and new construction on an occupied campus

  • Differentiating the team in a competitive CMAR field with multiple qualified contractors

  • Preparing for a live selection interview that tested both technical depth and communication clarity

Each challenge pointed to the same need: a pursuit package that turned operational complexity into owner confidence.

Scope of Work

PRESWERX developed a comprehensive pursuit package tailored to the project's phased, occupied-campus complexity. The proposal organized the client's technical approach, qualifications, and phasing strategy into a cohesive submission aligned with Clark County School District's procurement requirements. Architectural renderings visualized the new 176,000 square foot campus, giving evaluators a concrete sense of the finished facility before ground broke. Animations illustrated the construction phasing sequence, showing how the new school would rise while the existing one remained in operation. A branded presentation and coaching sessions prepared the client's team for a live, high-stakes selection interview.

PRESWERX Approach

  • Developed the proposal narrative around phasing logic and campus continuity, translating the client's plan into owner-facing language

  • Coached the presentation team on key messages and interview delivery

The result was a pursuit package that brought the client's plan to life and positioned the team as organized, credible, and ready.
