Project Overview

A $25,000,000 sports amenities renovation and expansion at Bella Terra in Estero, Florida transformed a residential community's recreational offerings across two phases of construction. Phase 1A delivered a new casual dining room, bar, kitchens, community hall, card rooms, spa, wellness center, restrooms, and bocce facilities, along with a comprehensive clubhouse remodel. Phase 1B expanded the campus further with a central pavilion, pools, pickleball and tennis courts, a running track, walking paths, playgrounds, RV and boat parking, food truck parking, and pavilions for basketball and miniature golf. The client engaged PRESWERX to develop a pursuit presentation and coaching for the selection interview.

Client Challenges

Pursuing a $25,000,000 two-phase amenities expansion required the client to present a program of exceptional breadth and deliver it with the confidence a resident-focused community owner would need: 

  • Communicating a phased construction approach that delivered dining, wellness, recreation, and outdoor amenities across two sequential phases without disrupting an active community. 

  • Presenting the full scope of a program spanning a spa and wellness center, recreational courts, pools, a running track, and outdoor gathering spaces. 

  • Differentiating the team for a community association owner whose decision would hinge on confidence in the contractor's ability to deliver on schedule and on scope. 

The client needed a presentation that matched the ambition and complexity of the program.

Scope of Work

PRESWERX developed and refined the pursuit presentation for the Bella Terra Sports Amenities Renovation and Expansion, building a narrative that organized the two-phase program into a clear, compelling story for the community owner. The presentation addressed the full scope of both phases, from the Phase 1A clubhouse renovation and wellness additions through the Phase 1B outdoor recreational campus, connecting the client's approach to the community's vision for a transformed amenity offering. Coaching sessions then prepared the client's presenters to deliver the material with confidence and authority in front of the Bella Terra selection team.

  • Structuring the narrative to walk the owner through both phases as a unified vision for the community's recreational future. 

  • Refining content to convey the breadth and quality of a program spanning wellness, dining, recreation, and outdoor amenities. 

  • Coaching presenters to deliver with confidence to a residential community owner with high expectations for resident experience. 

The result was a client team that entered the selection prepared and in command of a complex program story.
