Project Overview

Carter-Front Street Capital set out to develop Baity Street Multifamily, a $215 million furnished multifamily facility in Winston-Salem, North Carolina. The project called for 230 units and 500 beds across three four-story buildings, surface-parked on the Baity Street mixed-use development site. The program included approximately 11,000 square feet of amenity and clubhouse space, a pool, fitness center, open gathering areas, and unit layouts ranging from one to four bedrooms. The client engaged PRESWERX to develop the pursuit presentation and coach the team through the live selection event.

Client Challenges

Pursuing a $215 million private multifamily development meant presenting a complex residential program to a capital-backed owner with high expectations for team preparedness. The core challenges were clear: 

  • A 230-unit, 500-bed furnished project across three buildings required a presentation that organized scope complexity into a clear, investment-aligned story rather than a construction checklist. 

  • A private development owner evaluating general contractor teams looks for command of the project's programmatic and financial priorities, not just construction capability. 

  • Live interview preparation needed to be sharp enough to handle detailed followup questions from an owner with specific performance and delivery expectations. 

These challenges called for preparation rigorous enough to match the standards of a private investment-driven selection.

Scope of Work

PRESWERX developed a structured presentation for the Baity Street Multifamily pursuit and coached the client's team through the live selection process. The presentation organized the project's scope, the team's qualifications, and the approach to delivering a furnished multifamily facility of this scale into a cohesive narrative aligned with the owner's development priorities. Coaching sessions prepared the team to move through the presentation with fluency and confidence, anticipate the questions a private capital owner brings to a general contractor selection, and respond with the depth and specificity the project demanded.

PRESWERX Approach

PRESWERX focused the engagement on what a private capital owner actually evaluates: not the polish of a presentation, but the team's command of the project: 

  • The presentation led with the team's understanding of furnished multifamily delivery, framing construction approach and qualifications in terms aligned with the owner's investment priorities rather than standard GC positioning. 

  • Coaching prepared the team for the questions a capital-backed owner brings to a general contractor selection, building precision and specificity into every answer. 

  • Rehearsal work addressed transitions and follow-up handling, ensuring the team could move off prepared material without losing pace or conviction. 

The goal was a team prepared for the conversation behind the slides, not just the slides themselves.
